Remember the time as a child when you received a new pet, only to find  the excitement of the new playmate wear off after two weeks when taking care of the pet changed into the not so glamorous chores to  feed-it, wash-it and clean-up-after-it.

Owning a rental property can be a bit like that. After the initial excitement of acquiring the property the reality of finding that good tenant, managing the property etc. sets in with a “Bang”. Tenant Selection: This is most critical factor for the landlord. The most crucial determinant of the quality of tenant you will attract is the area in which you purchase your property. A property in the worst part of town may have spectacular returns on your investments, but also headaches that you could have avoided by looking at a better area. Ballito has been known as an excellent area for reasonable rentals. Beach front properties offering excellent holiday rental returns if it is well managed.

Choosing  your property  manager:  With so many  rental agencies and letting agents flooding the market, the best way to protect your investment is to make sure that your agent has a valid fidelity certificate from the Estate Agency  Affairs Board that governs the property and rental industry in South Africa.

I am often amazed that people entrusts their most valuable assets to unqualified and inexperienced “agents” to manage. Ask to see their certificate before entering into any agreements to manage your property. (Here’s a tip: you don’t have to pay them any commission if they are not registered with the EAAB.) It is also wise to enter into a formal written agreement with your rental agent.

The benefit of using a good property manager is that the less pleasant work such as notices of rental increases etc. are out of your hands.
